36 Concord Place, Hobstone, Cape Elizabeth

CAPE ELIZABETH – If a condominium suits your lifestyle, but you prefer the feel of living in a house, this 1,845-square-foot, three-bedroom home might be the answer.

Here is a condo, and an association, of character. The Hobstone Condominiums sit on 44 wooded acres (with tennis courts) adjacent to town Land Trust trails, and are made up of five 12-unit enclaves. Each is like a little tucked-away neighborhood, and the just-reshingled buildings, while sharing a New England seaside cottage aesthetic, are all different.

As are the floor homes’ floor plans. This three-level unit, in Concord Place, begins with an interior-entry garage (there is a second, designated parking space outside) and ascends to a main floor that flows beautifully. Past the tiled mud room’s French door, the maple-floored hallway leads into a dine-in, updated kitchen complete with granite surfaces and a four-burner gas range.

There are built-ins alongside the dining

National scarcity of houses gives sellers the edge

Anyone eager to buy a home this spring probably has reasons to feel good. The job market is solid. Average pay is rising. And mortgage rates, even after edging up of late, are still near historic lows.

And then there’s the bad news: Just try to find a house.

The national supply of homes for sale hasn’t been this thin in nearly 20 years. And over the past year, the steepest drop in supply has occurred among homes that are typically most affordable for first-time buyers and in markets where prices have risen sharply.

In markets like San Diego, Boston and Seattle, competition for a dwindling supply has escalated along with pressure to offer more money and accept less favorable terms.

“Sellers will have the edge again this year,” said Ralph McLaughlin, chief economist for Trulia, a real estate data provider. “Homebuyers are really going to be scraping the bottom of the barrel as
